Contracts & Fees For Cottages 138, 238, 182 or 282:
A contract is required for all rentals of cottages 138, 238, 182 or 282. These rentals require a refundable security deposit which is to be paid with your initial deposit. After check out, an inspection of the property will occur, and any necessary deductions will be noted (property damage deductions, housekeeping deductions, etc.). You will be notified of any deductions, and your security deposit (with any necessary deductions taken out) will be refunded to you 45 days after check out. Please note there is a charge for any returned checks.An advance deposit of half of the time period’s rent, plus the refundable security deposit and the non-refundable administration fee is due within 7 days of making your reservation (by money order or personal check). Sorry credit cards are never accepted and personal checks cannot be accepted within 30 days of arrival. The remaining half of the rate plus tax and other fees (if applicable) will be due 45 days prior to the date of arrival. For reservations arriving within 45 days of arrival or holiday reservations, guests must pay the total amount due immediately.
Cancellation Information for Cottages 138, 238, 182 or 282:
Once reservations have been confirmed by payment, and you are unable to fulfill your obligation to occupy the rental unit, we must be notified in writing. All attempts will be made to re-rent the property but if we are unable to re-rent the unit, no money will be refunded. If the property is re-rented, then rent consideration (rent, taxes, security deposit) previously tendered by Tenant will be refunded less a service fee equal to 20% of the total contract amount.Should you need to change the week of your reservation after you have made your initial payment, there is a $75.00 transfer fee that must accompany your written request. Please remember, this transfer must be in the same year. All transfers must be made at least 30 days prior to occupancy in order to allow sufficient time to re-rent the original time period.
All Other 2 to 6 Bedroom Cottage Deposit & Cancellation Policies:
Half of the total amount is due within 7 days of making your reservation. The remainder is due 45 days prior to arrival. Guests reserving within 45 days of arrival must pay the total balance due upon making their reservation by credit card only.There is no cancellation within 2 weeks of arrival. Guests cancelling 15 or more days prior to the arrival date will forfeit 25% of their paid deposit and the remainder will be refunded in the manner in which it was paid.
Other Information:
***There are no refunds for hurricane events for any of our rentals. If you are visiting the Outer Banks during hurricane season, you should purchase Trip Insurance on your own in case an evacuation is given or in case you do not wish to travel. Reservations occurring during these time periods will not be given refunds nor can the reservations be pushed to a different time period.*Pets, visiting or otherwise, are not allowed on the property and cannot according to Kill Devil Hills Animal Control be left in vehicles at any time.
*Special holiday/special event rates may apply. Rates do not include tax and are subject to change until a reservation has been confirmed.
*All guests must be 21 years of age and older to register unless they are a family unit.
*Check in time is 4:00 PM and check out time is 10:00 AM. Cottages will not be available prior to 4:00 PM for early check in. In order to serve all guests equally, we ask that you check out promptly by 10:00 AM in order to avoid late checkout fees.
*Prior to departure: All guests are responsible for light housekeeping (washing all dishes, removing all trash to outdoor receptacles, emptying all refrigerators). We reserve the right to charge a $150 housekeeping fee for any cottages left in disarray.
